TWIN TOWER DEMOLITION: Know Why and How?

Bongaigaon Times: 04/09/2022 : On 28th August 2022 the super-tech "Twin Tower" of Noida was demolished after the Supreme Court ordered the demolition of the structure as their construction violate the minimum distance requirement.

According to the court, the buildings were built illegally without taking the permission of the individual flat owners as a need to do so under the Uttar Pradesh Apartment Act.

THE CHANGES IN THE PLAN:

On November 2004, the NOIDA Authority allotted M/s Super-tech limited, a plot of 11.92 acre in sector-93A.

According to the plans submitted by the NOIDA Authority the project was supposed to have 14 nine storied towers.

The super-tech changed the plans, which by 2012, the complex was 15 buildings instead of 14, now each building was supposed to have 11 stories instead of 9 and include two more buildings that would rise to 40 floors instead of 20.

The legal battle starts when four of the residents raised concern regarding super tech Limited’s violation of building bye-law by building the twin towers.

In 2012 residents of Emerald Court filed a case against the twin tower and demanded its demolition at Allahabad High Court, in 2014 the high court ruled in favor of the residents. The matter reach to the Supreme court which upheld the Allahabad high court decision on August 31 2021. The construction of the twin tower violates the India’s National Building Code, 2005. The Supreme Court directed the entire amount of home buyers be refunded with 12% interest rate. They also awarded the Emerald Court RWA to be paid Rs 2 crores.

DEMOLITION:

The Supreme court initially set 21 august 2022 as the deadline for the twin towers demolition, it was extended by a week to 28 August and a buffer period (29 August to 4 September) for any sort of marginal delay due to weather conditions.

The NOIDA authority and Roorkee based central Building Research Institution tasked Edifice Engineering (a Mumbai based firm previously demolished 4 illegal apartment in Kerala) and South African firm jet Demolition to demolish the buildings.

On 28 August 2022 at 2:30 pm, the towers were demolished with implosion, more then 3,700 kgs of explosives has been infused into the two towers, the event takes around 10 seconds and has leaved 80,000 (approx.) tones of construction and demolition waste, of which 50,000 to 55,000 tones will be used for filling the site and rest will be sent to a construction plant for processing. Around 10,000 people have watched the implosion.

This was the first time when a building with more than 30 storey has been demolished in India.
